Commutin is a commute-first real estate search
Most real-estate sites index homes by ZIP code, price band, and bed count. None of those are the thing you actually live with every day. The thing you live with is your commute. Commutin indexes homes by drive time to a specific workplace, campus, hospital, or district, so you can shop the trade-off that actually determines your quality of life.
What we do differently
You pick a destination. You set a maximum drive time. We show you every active listing inside that drive-time ring, along with a detailed description of how the commute from each qualifying neighborhood actually works.
We do not draw radius circles on a map. A circle lies in a city with traffic, water, highways, or hills. We model the road network so a twenty-minute drive zone actually looks like the shape of a twenty-minute drive.
We also publish time-of-day-aware commentary: 7 AM rush looks nothing like Saturday noon, and our editorial reflects that. Every employer page explains which roads back up first and which neighborhoods hold up through rush hour.
Why Ann Arbor first
Ann Arbor is one of the most commute-sensitive housing markets in the country. Michigan Medicine alone employs more than thirty thousand people across clinical, research, and administrative roles, each with a different shift schedule. The University of Michigan adds another fifty thousand. Add Domino's world headquarters, Toyota and Hyundai technical centers, and the Research Park cluster, and you have a region where a fifteen-minute difference in drive time is the difference between manageable and exhausting.
We are launching with Ann Arbor because we live here and we know the roads. Future metros will only launch when we have the same ground-truth coverage.
Who builds this
Commutin is a small, independent team based in Ann Arbor. The engineering, data, and editorial work all happen locally. Our editorial team drives and bikes the routes we write about and interviews people who work at the employers we cover. When a section on this site describes a shift-change traffic pattern or a parking-garage fill rate, it reflects real observation.

What we do not do
We are not a listings aggregator competing with the big portals. We do not compete on raw listing SEO. We do not run lead-gen for listing agents. We do not syndicate new construction.
What we do is the category the big portals ignore: commute intent. If you already know the ZIP code you want, a big portal will serve you. If you know the workplace you want to be close to, come here.
