Lake Forest
Lake Forest is the larger Pittsfield Township subdivision off Ann Arbor-Saline Rd with its own lakes, walking paths, and a strong HOA. Expect 1990s to 2010s colonials on a quarter to half acre. Prices typically run from the high 500s to the low 900s.
Ann Arbor Public Schools for most Lake Forest addresses. Commute to Michigan Medicine runs 15 to 20 minutes up Ann Arbor-Saline Rd and State St. This is a drive-to-everything family subdivision with active kids' programming.
Stonebridge
Stonebridge is the golf community off Textile Rd with a Pete Dye course, clubhouse, and mixed townhome and single-family inventory. Expect 1990s to 2010s homes from the mid 400s for a townhome to the mid 800s for a larger single family on the course.
Most of Stonebridge feeds Saline Area Schools, which is a distinct advantage or disadvantage depending on your preference. Commute to Michigan Medicine runs 20 to 25 minutes via State St. Golf membership is separate from the HOA.
Silverleaf
Silverleaf is a newer subdivision off Morgan Rd with 2010s to 2020s construction, open floor plans, and smaller lot sizes than Lake Forest or Stonebridge. Expect prices from the mid 500s to the high 700s.
School district depends on the specific address. Confirm before offering. Commute to Michigan Medicine is 18 to 22 minutes. This fits buyers who want the newest possible build and accept a smaller yard.
Darlington
Darlington is an established subdivision off Ann Arbor-Saline Rd with 1980s to 2000s colonials and ranches on a quarter acre or so. Prices typically run from the mid 400s to the mid 700s.
Ann Arbor Public Schools for most Darlington addresses. Commute to Michigan Medicine runs about 15 minutes. This is a solid mid-market option for buyers who want AAPS and do not need new construction.
University Palisades
University Palisades is a condo and townhome community south of I-94 off State St. Expect 1980s to 2000s attached units with HOA-managed exteriors, typically from the high 200s to the low 500s depending on size and renovation.
This is one of the most practical options for Michigan Medicine commuters who want low maintenance and a short drive. Commute to the hospital runs 12 to 15 minutes. Ann Arbor Public Schools for most addresses.
Bella Vista
Bella Vista is a smaller subdivision off Textile Rd and Morgan Rd with 2000s to 2010s homes, usually on a quarter acre. Expect prices from the mid 500s to the high 700s.
Schools depend on the address. Some homes feed Saline, others feed Ann Arbor Public. Commute to Michigan Medicine runs 18 to 22 minutes. This suits buyers who want newer construction without the Silverleaf density.
Forestbrooke
Forestbrooke is an older Pittsfield Township subdivision off Ellsworth Rd with 1970s to 1990s colonials and tri-levels on larger wooded lots. Prices typically run from the high 300s to the high 500s.
Ann Arbor Public Schools for most Forestbrooke addresses. Commute to Michigan Medicine runs 12 to 15 minutes via Stone School Rd and State St. This is a strong value play for buyers who want AAPS, mature trees, and a short commute.
How to pick
Start with schools. Saline means Stonebridge or parts of Bella Vista. AAPS means Lake Forest, Darlington, University Palisades, Forestbrooke, and most of Silverleaf. Then pick on construction era: new in Silverleaf, 1990s in Lake Forest, older in Forestbrooke.
Commute differences inside Pittsfield Township are smaller than between Pittsfield and Saline, but Forestbrooke and University Palisades have the clear edge to the hospital.
Downsides and tradeoffs
Pittsfield Township has no walkable downtown. Briarwood Mall, the Arborland shopping corridor on Washtenaw Ave, and a handful of Ann Arbor-Saline Rd strip centers cover retail. Dining skews chain with a few independent standouts.
Ellsworth Rd commercial development has added traffic. State St south of I-94 backs up at rush hour. Drive the commute at your real start time before you commit to an address.
