Why compare Scio Township at all

Scio Township sits immediately west of Ann Arbor along Jackson Rd and Scio Church Rd. Township taxes run lower than Ann Arbor city taxes, while many addresses still feed Ann Arbor Public Schools or Dexter Community Schools.

The five subdivisions below cover most of the buyer profiles who land here. Commute patterns and price ranges vary more than the map suggests.

Polo Fields

Polo Fields is the golf-course subdivision off Jackson Rd west of I-94. Expect 1990s to 2010s brick colonials on quarter to half acre lots, with prices typically from the high 500s to well above a million for homes on the course.

Most of Polo Fields feeds Ann Arbor Public Schools. Commute to Michigan Medicine via Jackson Rd and Main St runs 15 to 20 minutes. This is a drive-to-everything subdivision with HOA amenities and a clubhouse.

Scio Hills

Scio Hills is off Miller Rd and Wagner Rd, closer to the Ann Arbor city line than Polo Fields. Homes are 1990s to 2010s mixed colonials and contemporaries, often on half acre lots with mature trees.

Prices typically run from the mid 500s to the high 800s. Ann Arbor Public Schools for most addresses. Commute to the hospital via Miller Rd to Main St is 12 to 18 minutes. This subdivision suits buyers who want larger lots than Polo Fields with a shorter commute.

Trailwoods

Trailwoods is a newer subdivision off Liberty Rd with 2000s to 2020s construction. Expect craftsman-influenced exteriors, open floor plans, and lots from a quarter to a third of an acre. Prices typically run from the mid 500s to the mid 800s.

Dexter Community Schools for most of Trailwoods. Commute to North Campus via Jackson Rd to Maple is about 15 minutes. This fits buyers who prioritize newer construction and Dexter schools over lot size.

Loch Alpine

Loch Alpine is an older west-side neighborhood between Huron River Dr and Jackson Rd with a strong association, a private lake, and a clubhouse. Expect 1950s to 1990s homes on larger wooded lots. Prices typically run from the mid 500s to over a million.

Ann Arbor Public Schools for most of Loch Alpine. The feel is very different from the newer subdivisions. Mature trees, winding streets, and a tight community culture. Commute to Michigan Medicine runs 15 to 20 minutes via Jackson and Main.

Scio Farms Estates

Scio Farms Estates is a manufactured-home community off Jackson Rd. It is the lowest price point in Scio Township, with homes often trading from the low 100s to the high 200s depending on size and age.

This is a legitimate option for retirees, first-time buyers, and workers who want proximity to Ann Arbor without a traditional mortgage. Understand the land-lease model before you buy. Monthly lot fees change the math significantly.

How to pick among them

If you want the newest construction with Dexter schools, Trailwoods. If you want larger lots and AAPS, Scio Hills or Loch Alpine. If you want golf-course amenities and a big colonial, Polo Fields. If you want the lowest entry point with an Ann Arbor address, Scio Farms Estates.

Match the subdivision to your priorities, not the other way around. An agent who tries to sell you on all of them equally is not doing the work.

Downsides and tradeoffs

Scio Township has no walkable downtown. Every errand is a drive, with Westgate Shopping Center and Zingerman's Roadhouse on Jackson Rd as the nearest anchor points. School boundaries cross the township. Two homes a block apart can feed different districts.

Road noise from I-94 and Jackson Rd affects some blocks. Walk the parcel at rush hour before you decide.
