Toyota Tech Center Engineer Housing Guide
South-of-town employer, different neighborhood math than the UM crowd.
The commute in one paragraph
Toyota Tech Center sits in York Township, south of Ann Arbor off US-23. For most engineers, that means the drive north or south is a US-23 story. If you live in the city proper, you are driving south past Briarwood Mall on US-23. If you live in Saline or Milan, the drive is short and simple. Engineers here self-sort into two groups: the ones who prioritize Ann Arbor urbanism and commute south, and the ones who take the quiet, cheaper south-county life.
Who works at Toyota Tech Center
Mechanical, electrical, and software engineers. Vehicle dynamics, powertrain, controls, and software-defined-vehicle teams.
Research and development staff with PhDs in engineering or materials science.
Test engineers who need proximity to the test track. Their schedules can be less standard and include early mornings at the track.
Corporate support staff: supply chain, finance, HR, facilities.
Consultants and contractors on rotating assignments. They often rent in Saline or Ann Arbor short-term.
Approach routes and traffic windows
The main approach is US-23. Southbound from Ann Arbor Exit 34 (Michigan Ave / Saline). Northbound from Milan, Monroe, or Toledo.
Morning southbound US-23 from downtown Ann Arbor at 7:45 AM is generally clear. The flow is inbound to Ann Arbor, not outbound.
Evening northbound US-23 from the tech center at 5 PM is also clear for the same reason.
From Saline, take Milan Rd (M-50) or Saline Milan Rd to US-23 south. Twelve minutes.
From the Pittsfield area, take State St south to US-23 at Ellsworth. Fifteen minutes.
From the Ann Arbor west side, take Ann Arbor-Saline Rd to US-12 to US-23. Twenty to twenty-five minutes.
Neighborhoods within 10 minutes
Saline is the obvious ten-minute option. Strong schools, small-town downtown, mix of 1990s subdivisions and older homes. Popular with engineer families.
Lodi Township west of Saline has larger lots and a rural feel. Ten to fifteen minutes.
Milan is twelve minutes via US-23 south. Lower housing costs than Saline. Smaller town. Good for engineers who want more house for the money.
York Township itself has some residential pockets, mostly rural or semi-rural.
South Ann Arbor neighborhoods like Arbor Oaks and Pittsfield Village are fifteen minutes at peak.
Neighborhoods within 15 to 20 minutes
Ann Arbor Hills and south-side Ann Arbor are eighteen to twenty minutes via State St or US-23.
Burns Park and the Old West Side are twenty minutes.
Kerrytown via Main St and US-23 is twenty-two minutes.
Pittsfield Village, Georgetown, and Arbor Oaks are fifteen to eighteen minutes.
Dexter via Scio Church Rd and Ann Arbor-Saline Rd is twenty-five minutes.
Neighborhoods within 25 to 40 minutes
Monroe and Dundee via US-23 south are twenty-five to thirty minutes. Cheaper, rural, southern Michigan.
Downtown Ann Arbor neighborhoods like Water Hill or the Old West Side via US-23 are twenty-two to twenty-six minutes.
Chelsea via I-94 is thirty-five minutes.
Toledo proper is thirty-five minutes. Some engineers live there.
Manchester via US-12 and Saline is thirty minutes.
Ypsilanti via I-94 and US-23 is twenty-five minutes.
The Saline versus Milan trade
Saline wins on schools. Saline Area Schools are strongly ranked and stable. That matters if you have school-age kids.
Saline wins on amenities. The downtown has restaurants, a library, parks, and a more active community calendar.
Milan wins on price. A four-bedroom in Milan runs twenty to thirty percent less than a comparable in Saline.
Milan wins on commute simplicity. The US-23 drive from Milan to the tech center is shorter than from Saline and avoids the Michigan Ave congestion near Saline's downtown.
Saline loses on peak-hour Michigan Ave traffic if you have to cross it. Plan the route accordingly.
If you are DINK or empty-nest and want a quieter life, Milan.
If you are dual-income with kids, Saline usually wins.
What breaks this commute
US-23 construction between Exit 34 and Exit 37 happens periodically. Check before you move.
Winter ice on Michigan Ave east of Saline is a known problem.
The test track schedule can mean 5:30 AM starts. US-23 at that hour is empty, which helps.
Flooding on the Saline River crosses Michigan Ave a few times a decade. Rare but real.
Football Saturdays do not hit US-23 south much. Game-day impact is low for this commute.
Decision framework
Family with school-age kids and stable tenure: Saline.
Young engineer or contractor on a shorter horizon: rent in Ann Arbor, enjoy the city, drive south.
Budget-first with a long runway: Milan.
Want a yard and a pond: Lodi or York Township.
Partner commutes to Detroit or Toledo: Saline or Milan are both fine. US-23 works both directions.
