Who Depot Town and Normal Park fit

Depot Town and Normal Park are for buyers who have been priced out of Ann Arbor's core and want real architecture, real downtown, and a commute that still works. Expect a mix of EMU staff, Michigan Medicine residents, and early-career couples renovating Victorians.

It is not a fit for anyone who wants Ann Arbor Public Schools or a new-build subdivision feel.

The commute via Washtenaw Ave and I-94

Washtenaw Ave runs directly from Ypsilanti into Ann Arbor, with Michigan Medicine reachable in 18 to 25 minutes depending on traffic. I-94 to US-23 to Washtenaw is the faster option in a typical rush hour, around 15 to 20 minutes to the hospital.

Ypsilanti to downtown Ann Arbor and Main St runs about 20 minutes. The AAATA bus network, including the Route 4 along Washtenaw, is usable if you time it right.

Price range and housing stock

Depot Town is the historic district along East Cross St. Expect 1870s to 1910s brick and wood Victorians, many with original trim and carriage houses out back. Normal Park, just south of EMU, is a street grid of 1910s to 1930s bungalows and foursquares.

Renovated homes typically trade from the mid 200s to the mid 400s, with top-end Depot Town Victorians reaching higher. Fixers can still be found in the high 100s. The per-square-foot spread between Ypsilanti and Ann Arbor remains meaningful.

Schools

Most addresses district to Ypsilanti Community Schools, which has invested in facilities and programs but scores below AAPS on traditional rankings. Families often use the Washtenaw Educational Options Consortium, charter programs, or a move toward the Lincoln Consolidated Schools boundary for Willow Run.

Do school-district research parcel by parcel. Two houses on the same street can land in different districts.

Depot Town daily life

East Cross St has Sidetrack Bar and Grill, Beezy's Cafe, the Thompson Block, and the Ypsilanti Freighthouse for summer markets. Riverside Park hosts the Heritage Festival and summer concerts along the Huron River.

Argus Farm Stop operates a second location on Liberty in Ann Arbor. Groceries in Ypsilanti lean on Kroger and Meijer, with Produce Station and Whole Foods available with a short drive west.

Renovation notes

Older Ypsilanti homes often have lead paint, original plaster, and sometimes a coal-era chimney. Budget accordingly. The payoff is real: a three-story Victorian with original pocket doors costs a fraction of a comparable Ann Arbor home.

The city has a historic district commission for Depot Town. Exterior changes go through review. Interior renovation is not regulated, similar to Ann Arbor's historic districts.

Downsides and tradeoffs

School district perception keeps some families away, even when individual schools perform well. Property crime rates run higher than in Ann Arbor. Block-by-block condition varies. One street can feel fully renovated and the next can have boarded homes.

Walk the block at night and on a weekday morning before you write an offer. And check the Washtenaw Ave commute at your actual work start time, not midday.

How it compares to Pittsfield Village

Pittsfield Village gives you Ann Arbor Public Schools, cheaper HOA-managed condos, and a slightly shorter hospital commute at the cost of character. Depot Town gives you Victorian architecture, a walkable downtown, and the trade on schools.

Pick Depot Town if you value architecture and price. Pick Pittsfield Village if you need AAPS.
